A Quick Note on the Comments Policy

First, let me say that I love getting comments. Reader interaction is one of the biggest attractions of a format like this. Your comments are always welcome — whether you agree or disagree with my views. Debate is fun, and educational for all.

That being said, there have been a few comments recently that violate our comment policy.

I can (and do) tolerate just about anything in a comment. But I loath spam, and it makes no sense to allow advertising in the comments. (If you really want to advertise on Phoenix Real Estate Guy, see this. Join the revolution!)

Common sense and decency is all we ask!

The use of “certain words” has also recently cropped up. Now anyone that has met me understands that my use of colorful metaphors can be extensive at times. But this is a somewhat family oriented place, so let’s keep it relatively clean. You are welcome to use the occasional “damn” or even the “s-word” if you really need to, but the “F bomb” is generally off-limits. My kids hear it enough at home, they don’t need to read it here.

Personal attacks have never been tolerated here, and fortunately we’ve never had much of a problem with them. Oh I’ve been called a “dumb ass” on more than one occasion. And that’s fine (just don’t call me a “f**king dumb ass”  ). But please, save the verbal assaults for the author, not the visitors.

In short, use common sense and be relatively civil!

We always appreciate your comments! Phoenix Real Estate Guy uses two commenting systems, Facebook and LiveFyre. LiveFyre is the most robust system (and easy to use!). It allows you to login with Twitter, Facebook, Google+ LinkedIn, OpenId, LiveFyre and as a "Guest". I recommend getting a LiveFyre account, it has some great features (just click the LiveFyre button when you write your comment).

You're right! It's a blessing to receive some comments on your blog but having those F*** and D*** is a real S***

Some people are really born that way. They don't care what the blog administrator will say and feel. Blog commenting is not a difficult task. One should only be sensitive in giving their opinions and they also need to be tactful in saying.

Don't simply write but think and be sincere while you're writing comments.

I have seen a huge amount of spam pop up as of late all across the web. It suprises me that spammer continue to see enough success with these practices to make it worth while to spend the time engaging in spam posting.

I am with Jay it is never O.K. to come onto someone elses site and advertise. Whether it is your clients property or a plug for yourself.

If it is as bad as so many say out there then agents that are having a difficult time making a living selling real estate need to quit and find another line of work. And furthermore it bothers me very much to hear someone stick up for people that are doing inappropriate things. Being O.K. with unethical behaviors is what has gotten us in this mess in the first place. So I would say that Jay has no reason to "wake up" and if it had been me that this comment was made towards I would not have handled it in as civil of a matter.

Wakeup Jay -

Just look at Craigslist. Many of the local real estate community including Realtors are spamming the site with multiple postings of listings.

This reflects desperate times in the real estate market and Realtors trying anything to sell their clients homes. Things are bad. Very bad.

Not sure I understand your point. Because realtors spam Craigslist, it's ok for them to spam my blog? Desperation on their part makes it OK for them to advertise on my blog?

If agents want to advertise on a blog, no one is stopping them from creating their own. I don't think it's even remotely reasonable for me to roll over and just let an agent advertise here for free.

As for waking up, believe me, I'm wide awake. I live and breath real estate every day. I sell it to feed my children. I know exactly what it's like out there.

Nothing real startling or newsworthy folks. I've just seen an increase lately in the number of blatant advertisements in the comments, and a couple uses of the old "F word".

The advertising is the most annoying to me. How someone, for a true example, can think it's acceptable to advertise on here their open house, or their real estate websites -- both in Phoenix -- is just beyond me.

I guess some things never change. The fact that you had to write a post on it shows people aren't being polite on the other note it shows how popular the blog has become that people are willing to try anything to gain attention on your blog by writing comments that will draw attention even if it is negative.

Thanks for clarifying something that sadly needs to be clarified... Although as Joe M. alluded to, my curiosity is piqued as well!

Well done. I really appreciate your comment policy and I'm at the point of needing to create one for my blog...when I returned from SF Inman, I had a past commentor ask me to delete an old comments...

Well written and well said, but you've tantalized us now. I feel like the broker who's just outside of the grapevine and doesn't know what's being said on the street....

I've noticed that a lot more comments are getting through the spam catchers lately. Up until recently, I have not seen anything with links in it and just yesterday we were blessed, err, unfortunate enough to get a nice mix of po^* and &asino links - something I haven't seen in over a year.

I can't stand curse words on blogs either - especially when one's online reputation is so important - just haven't ever thought of a reason to be so vulgar publicly.

Quit blogging so darn well and you may get less spam after a few months ;)
