Carino Estates is in Chandler’s 85286 zip code and stretches for the mile between Arizona Blvd and Alma School Rd just to the north of Queen Creek Road.

There are currently only 3 active listings in Carino meaning the supply of houses is only about a month. Meaning, we need more listings!

Notice in the last year the price for the home is way up, but the cost per sqft is way down, that has to do with the low number of transactions and in July of 2014 the two houses that closed were fairly small and the houses from this month were larger, averaging almost 850 sqft per house bigger.
The currently demand for houses is about normal for this time of year, the issue we have is the inventory is extremely low.
Does this mean because inventory is so low you can overprice your house and sell it quickly? No, we have seen many people try to do this recently and their house sits and sits, and they need to do price reduction after price reduction. Then they finally get the house down to where it should be and no one wants to pay full list price for a house that has been on the market for 90 days so they end up getting even less than if they had priced it right in the first place.
The tides are starting to change as the buyers pool is slowing down, as we see every year at this time. But with the low inventory, it is still a great time to put your house on the market.
