Gilberts Big League Dreams is no Field of Dreams

by Jay - The Phoenix Real Estate Guy on August 13, 2008

Back in December I wrote about the opening of the Big League Dreams sports park in Gilbert.

This from the end of that post:

I can tell you though — the fields are very nice. We’ll see how that turf holds up in the summer heat…

Well, it’s August now. . .

From today’s East Valley Tribune comes, Big League Dreams facing big problem with fields.

Jason Hubbard was in awe when he first took the field at Big League Dreams.

It was February, and his men’s softball team was playing in one of the opening leagues at the Gilbert ball park.

At first, he said, the fields were immaculate and the facility was spectacular.

But things have changed.

The grass is dead. The infields are worn out. And Big League Dreams is in serious danger of losing business.

It would appear that all is not well in Gilbert’s dreamy new ball fields. The developer is blaming the contractor, the Town Council is blaming the developer for lack of maintenance. Finger pointing abounds.

Big League Dreams, or Big League Schemes?

Dubbed “Big League Schemes” by some residents, the original budget for the park was $22M which swelled to $40M with cost overruns.

Now it’s looking like someone is going to need to plunk down at least $100K to fix the grass and infield areas. ($100K sounds awfully low to me…)

The comments in the Tribune article are interesting and vary wildly. Some report similar problems with other complexes operated by Big League Dreams, some say the fields aren’t that bad.

I live about 1.5 miles from the park, so I took a drive over tonight to check it out.

Looked pretty bad to me…

Here is a photo I shot just prior to the opening in December 2007:

And here are some shots of the same field, taken 30 minutes ago (sorry for the lousy quality. Should have taken the tripod. But you get the idea):

Big League Dreams Aug 2008 1

Yes, the summer heat is brutal. But there are immaculate lawns all over town. Big League Dreams is claiming the turf wasn’t installed properly and that the wrong materials were used in the infield dirt.

Who was supervising these operations?

Town of Gilbert residents have been grumbling since Day 1 about this project. It nearly cost twice what was estimated. And now this?

And in an election year no less.

Could get interesting. . .

Political Campaign Sign Defaced - Literally

by Jay - The Phoenix Real Estate Guy on August 10, 2008

I noticed this campaign sign, amongst a sea of others, the other day

Before:

Signface

After:

Signnoface

Looks like someone defaced Mr. Gibides sign… Literally!

This took some time and effort, as the face was cut out almost perfectly.

A disgruntled opponent? Kids? Who knows.

But you know what?

I think the defaced sign is more effective.

Effective Marketing?

Why? Because it stands out amongst the plethora of campaign signs now dotting our landscape. And standing out is what you want to do in any marketing.

Let’s face it, this is marketing. Candidates place these signs for one simple reason — to increase name recognition. They want you to go to the polls and say, “Hmm, that name sounds familiar, guess I’ll vote for them”. Granted, that’s a silly reason to vote for someone, but I assure you that is how many mark their ballot.

Other than politicians, the only other group of people I know of that tend to plaster their faces anywhere they can are real estate agents (well, many agents. With a face like mine, not-so-much).

Agents take heed. Perhaps Mr. Gibides is on to something here . . .

by Jay - The Phoenix Real Estate Guy on July 31, 2008

Gilbert Population Growth

Just about anything you’d like to know about the Town of Gilbert, Arizona is available in a nifty 28 page document available here (PDF file).

I thought the chart shown above was pretty telling evidence for how much our little slice of the Phoenix East Valley has changed over the last few years. Sort of explains why housing and real estate development in Gilbert have exploded in the last 10 years.

The report contains demographics, business and community resources and an overview of the Gilbert community and surrounding areas. Info on the labor force and employment, growth, tax information, education and more are included.

If you are a resident, or considering relocation to Gilbert, this report may be of interest.

by Jay - The Phoenix Real Estate Guy on July 21, 2008

How’s this for a completely non-real estate related post?

American Idol is holding auditions in Phoenix for the first time ever.

I’ve already confessed to losing my Man Card for watching AI. I can’t help it. I don’t know what it is about that show that sucks you in and won’t let go.

All I can say is the contestants auditioning here are lucky I’ll be out of town on audition day. I can tell you one thing, if I were better looking, 20 years younger and could sing, I would be the next American Idol.

It might be worth a trip to Glendale just to witness the insanity.

Butterworth On the News: And Silliness in the Mainstream Media

by Jay - The Phoenix Real Estate Guy on July 16, 2008

Chris ch3

Yesterday, Kristine Harrington with Channel 3 News called and asked if I was available for an interview — in an hour. I was with clients, but Chris Butterworth was free for the moment.

Chris, of The Butterworth Group at Thompson’s Realty, shifted plans and met the deadline.

And he did a great job!

Sadly, the editors of the segment neglected to mention Chris’ last name, or his group and brokerage. That kinda stinks. Chris dropped everything to meet their time line. Seems the least they could have done was give him a little credit. They sure didn’t forget the subtitle on the reporters name.

Oh the whims of the mainstream media…..

AZFamily.com also doesn’t allow videos to be embedded, but click on Chris’ smiling face above and you can view the clip.

And be prepared of course for the focus on falling prices and foreclosures — with nary a mention of previous years of a historic run-up in appreciation.
