On Tuesday, September 26, the Scottsdale, Arizona city council voted unanimously to approve a zoning ordinance that bans private aircraft from landing in neighborhoods.

Sounds pretty much like common sense to me. Also sounds like a ridiculous waste of the council’s time, and smacks of a publicity stunt to help foster “Snottsdale’s” image as a place for the rich and famous to congregate.

No question that there are some insanely wealthy people living in Scottsdale. But contrary to popular belief, Scottsdale isn’t a mecca only for the rich. There are plenty of average Joe’s residing in Scottsdale. I know a couple of them, and they are good folk.
There are currently 2,950 single-family homes listed in Scottsdale. The cheapest is listed at $237,500, well under the median value in the Phoenix area. There are 231 listings in Scottsdale priced less than $375K. Of course there are 1,006 Scottsdale homes listed for $1M plus, and 43 of those are over $5.2M. The top dog listing in Scottsdale is a 12,200 square foot monster listed for $11,925,000.

Alas, thanks to the city council’s recent ruling, you can buy it, but you can’t park your helicopter there.

It doesn’t seem to matter whether it’s buyers or sellers, first-time homeowners or seasoned investors. When it comes to the Residential Resale Purchase Contract, we tend to get the same questions over and over.

So I thought I’d share some of the more common questions here. My intent is to have a “Weekly Contract Question” but I have to be admit that it’ll probably wind up just like my “Pic of the Week” idea did. That being instead of appearing weekly, it winds up being every 2 days to 2 months, depending on the direction the wind is blowing…

Here is this “weeks” question:

Question: How long does the Arizona Residential Resale contract allow for an inspection period?

Answer: The “boilerplate” language (see below) in the standard Arizona Residential Resale contract allows for a 10 day inspection period. (FYI, Commercial transactions typically have a 30 day “due diligence period”) However, there is an area in the boilerplate language where a longer or shorter inspection period can be written into the contract.

As with any other contract provision, the terms must be agreed to by all the parties involved. So if a buyer requests a 15 day inspection period, the seller has the right to decline the offer, accept it with the 15 day inspection period, or counter the offer with changed provisions.

Likewise, just because the boilerplate language has a 10 day inspection period, that doesn’t mean that any party is required to accept that boilerplate language.

I got an email yesterday from a regular reader asking me, “Where is the Real Estate Pic of the Week Month?” I bow my head in shame as I respectfully submit this one for all our avid readers. I always try to find out a little bit about the Pic of the Week, but alas, in this case I haven’t been able to locate anything. (I found it on a web site that has nothing but Chinese characters and I don’t speak Chinese–though I can order a beer in Chinese…)

The “Rezydent” in the signage above the entrance leads me to believe it may be in Poland. I tried the Polish version of Wikipedia, and there are pages for “rezydent” but alas, I don’t speak or read Polish either.

I can’t make out the word in front of Rezydent… that may be another clue.

If anyone knows anything about it (or can translate from the web sites) I’d like to know more…


In an unprecedented achievement of blogging…. madness …. Greg and Ardell wrote 102 blog entries EACH in less than 24 hours.

Those that read real estate blogs regularly probably already know about the Sellsius inspired “Blogathon” happening right now. But many of our avid readers don’t frequent multiple real estate blogs, so I thought I’d let that crowd in on this undertaking.

In a nutshell, last week our friends at Sellsius attempted to post 100 blog entires in one day. They got to 50, an admirable acheivement. They then issued a challenge to reach 100 (that morphed into 101). A challenge that was quickly taken up by two of real estates finest bloggers, Greg Swann and Ardell Dellaloggia. Both are excellent and prolific bloggers.

They are deep into the marathon as I type, with Greg currently at 49 posts and Ardell at 21. And these are quality posts folks, not a bunch of fluff just to hit some target number.

Jon Ernest over at the Property Monger is doing an incredible job with a real-time play-by-play summary!

So check them out! With Greg at almost a 2 to 1 lead, it looks like he’ll “win” the race to 101. But the real winners are all of us, who get to read and heed Greg and Ardell’s fine writing and thoughts.

Bloodhound Blog and Searching Seattle Blog. These guys (along with Jon) are nuts. But it sure is interesting!
