Phoenix Real Estate: Getting the Trulia Spotlight

Heather from Trulia gave me a heads up that the latest Trulia Trends Report has a spotlight on Phoenix real estate.

If you've never seen Trulia's Trend Reports, you should check them out. They are quite interesting as they track the Trulia consumer search behavior as well as show pricing trends data.

The Phoenix Spotlight highlights the most searched areas of town, the listings with the most views, summaries of the "Average" listing viewed and other tidbits.

There Are a Lot of Real Estate Agents Out There…

I'm not real sure what compelled me to look this up. Curiosity mostly. Maybe a warped desire to run pivot tables in Excel. Pivot tables are cool, in a geekish sort of way.

I went to the Arizona Department of Real Estate web site and downloaded a huge text file (18MB) of all the licensed real estate agents and brokers in the state of Arizona. I pulled it into Excel, parsed and massaged it a bit and came up with some interesting numbers for the Phoenix area…

There are currently 47,675 individuals in the Phoenix MLS area with an active real estate sales or broker's license. (7,694 Brokers licensees and 39,981 Sales licensees).  Below is a table of the breakdown by city:

The data file provided by the AzDRE (which is available to the general public) provides a lot of information, including when the licensee was originally issued a real estate license. This of course means it is relatively easy to manipulate the spreadsheet and glean a little insight into how many years these 47.6K agents have been out there. Rather than bore you with all the gory details, here is a graphical snapshot:

The scale starts at 1950, because there is an agent in the area who first got their license in 1950. The most recent new agents were licensed just yesterday. There is an obvious peak in 2005, and since Arizona requires real estate licenses be renewed every two years, it will be interesting to see how many of those licensed in 2005 renew this year. There have been 1,055 licenses issued to date in 2007, which puts us on a pace for about 5,500 new licenses to be issued this year — equal to 2004's total (this assumes a linear rate for the remainder of the year, which may or may not be a safe assumption. I didn't dig that deep!)

It should be noted that just because there are 47,000+ people out there with active real estate sales and brokers licenses, that does not mean that all 47,000 are selling real estate for a living. There is no question that large numbers of people get a real estate license and do little to nothing with it. I would love to know how many of these license holders are working in real estate full time and actually earning enough to live above the poverty line based solely on their real estate sales income.

Much more statistical analysis could be done here, and I'm sure doing so would make my college Stats professor proud. But I never really did like that guy, and I'm sure many a reader's eyes are glazed over by now. So I'll hold off any further analysis.

What you have here though is enough data to support the fact that you can not swing a dead cat in the Phoenix metro area without smacking a licensed real estate agent upside the head.

Makes picking out a good one a challenge. But you guys all know where to go for that… :)

Be Careful What You Say on the Internet!

The Google's and Yahoo's of the world are incredibly efficient at gathering information that is on the Internet. Sometimes it's amazing how quickly they can crawl and index data.

What is also amazing to me, is how often people display…. let's just call it "poor judgement" when they post on public blogs, message boards and forums.

Point2 Agent provides a message board for their users and prospective users. Some of these threads are "locked" — meaning only active Point2 members can access them. These locked threads are also set to not be crawled and indexed by the search engines.

However, many of the threads are NOT locked, and are publicly accessible and indexable by the search engines.

I am an active participant on the P2 forum. I like to help people, get help and just get to know my fellow P2 members. We've got a great little community.

Last week an agent came on the forum and made his first post. He was seeking advice on a specific clause in the Ohio purchase agreement. He identified himself as a new agent. I responded with what I thought was helpful advice. His response was a flame, by any definition of the word.

Here's the actual question, and subsequent responses:

Hmmmm… Now I get this sort of stuff on occasion. It's happened on this very blog. It used to hurt my feelings, but at some point I just decided to consider the source and move on.

My response to Mr. Nick Strippy was:

Nick - Whatever. I'm not even going to bother replying to your ridiculous attack. I will say this though, and you can take it however you please…

If you respond to clients and prospects with just one tenth of the attitude you displayed to me, then good luck succeeding in this business.

Many of my forum friends also responded (and I thank them for the support). And of course, it's a week later and Mr. Nick Strippy hasn't returned to the message boards, nor offered an apology (not that I was expecting one as people with that type of attitude can rarely admit they made a mistake).

I'm not blogging about this to bring Mr. Strippy before more of his peers, or to see that this gets indexed in Google.

You see, Nick did all that himself. He posted this on a public section of the message board. ANYONE can access it, including Google. And Google, in it's typically impressive fashion, has already visited the thread and indexed it.

In fact, if you Google "Nick Strippy", the link to this entire thread comes up in the #1 spot. Above Nick's own web site.

And this folks, is why you have to be careful what you say on the Internet!

I suspect someone might be saying right now, "So what, no one searches for agents by name." And that may indeed be true for people looking for an agent. But I assure you that many people WILL Google the name of someone that they are considering whether or not to have represent them.

And this is exactly what they are looking for.

Mr. Strippy has immortalized his words on the Internet for all eternity. There is no taking them back.

Be careful what you say on the Internet folks. It never forgets.

Newbie Blog Alert! Bluffton SC Real Estate Blog

There's an interesting new real estate blog developing down South Carolina way…

Stacey Macioszek (pronounced Ma-cho-zek) recently spooled up the Bluffton South Carolina Real Estate Blog.

I found Stacey through the MyBlogLog panel over there in the right column. I've also seen a trail of comments here and there from her, so off I ventured to sunny South Carolina to see what I could see…

And I like what I see! Some great local content, some personal touch, some trials and tribulations of setting up a WordPress blog (it gets easier Stacey, sort of…). I can see from some of the comments and her MyBlogLog that several in the real estate blogiverse have already found Stacey's blog. If you haven't, click on over there.

Well written, with the right touch of personality, expertise and charm, let me just say this…

Stacey gets it.

Bad Real Estate Photography: Norm Hits RealtyTimes.com

Bad photos in listings have been a pet peeve of mine for as long as I can remember. (Most recently blogged here.)

And I am not alone. Norm Fisher, the Saskatoon blogger I wrote about just a week ago has a brilliant little virtual tour on his web site that showcases some of the best of the worst. 

Apparently I'm not the only one that thought Norm's tour was brilliant. Blanche Evans, the editor of Realty Times, penned a nifty article featuring the now famous Norm Fisher and his virtual tirade against lousy listing photography. Check it out.

Jeepers Norm, I didn't know when we had breakfast that you were going to be so stinking famous! I should have asked for an autographed 8×10 full color glossy print! :)
