SB1291, the bill that would (as amended) ensure that Automated Valuation Models (AVMs) used by sites such as Zillow.com has passed the Arizona House and been transmitted to the Senate for consideration. After initially failing to pass the house by the required 2/3's majority on April 24, Representative Stump moved to reconsider on April 25 and the vote today was 52 - 3, with 5 not voting. Representatives Farnsworth, McClure and Pearce cast the dissenting votes. Rep Farnsworth is from my district in Gilbert and in keeping with my resolution to not discuss political agendas on this blog I will bite my tongue and refrain from commentary on his voting record.

As mentioned here and elsewhere, Representative Michelle Reagan successfully amended the bill from the house floor, and today's passage includes these amendments — paving the way for Zillow (and presumably other AVM's) to operate in Arizona.  

The bill now moves back to the state Senate for their reconsideration. As of this writing, it is not on the Senate calendar, so we don't know when they will be voting.

Not surprisingly, Bloodhound sniffed this out first. I post this here for the 3 people on the planet that read this blog and not Bloodhound.

This is a 24 inch flat screen monitor from Gateway (Model FPD22485W). It's freaking HUGE! The really cool thing is that it pivots 90 degrees, which makes viewing and designing web pages an absolute pleasure. I can view virtually an entire page, or open up large windows with multiple web pages at the same time. I saw similar monitors when I visited Point2 and I just had to have one.

Resolution is 1920 x 1200 (or more correctly 1200 x 1920 when pivoted, which it is 98% of the time).

Somehow it magically knows whether it's in "portrait" or "landscape" mode and adjusts the display accordingly. It also has about a bazillion ports for plugging in all sorts of video stuff. You can set it up to display a video source (say your television) in a PIP (Picture in Picture) as well as other video-ish stuff I'm not familiar with (yet).

The display is crisp and bright, and with some minor tweaking to color settings, the colors are outstanding. 

My lovely bride just shakes her head in disbelief when I express love and deep admiration for my new monitor.

But I know that some of you out there understand completely.

This thing is just wicked cool….

Now I often get the occasional email or comment from a raving fan. More often than that I get an email or comment from a raving nut case. But I don't think JB is a nut case. I think JB is simply confused, and perhaps ignorant of Zillow, AVMs in general and certainly my opinion of both. I can't speak for Greg Swann — who also was intended to receive this email –  though I suspect he'd say roughly what I'm about to, perhaps with some Latin thrown in the mix. (Updated: See Greg's take here.)

Before I go further — and to quash any potential nut case who wants to chastise me for posting a personal email with someone's email address — please be advised that I asked JB if I could respond to his email on the blog. He emailed me back and said, "Sure, why not?".

Indulge me for a moment while I respond to JB…

Dear JB -

Yes, I am a real estate agent. I wouldn't necessarily say that I'm "supportive" of Zillow. I simply do not fear Zillow, and have actually found it a useful tool, especially in listing presentations when a seller says, "But what about what Zillow says my home is worth?"

What the AZ Board of Appraisals is trying to do to Zillow (chiefly, shut it down) is patently absurd. Zillow does not offer appraisals. And they (unlike some other AVMs) even say that on their site (granted, it should be more prominently displayed).

No, I can't see that Zillow is trying to "drive agents out of business". Zillow offers estimates of home values. Real estate agents do significantly more than that. Zillow (or any piece of software) would have a difficult time showing a home, explaining a contract, setting up an escrow account, negotiating price, terms, and conditions of sale, or just about anything else a good agent does. 

Furthermore, you can't compare buying a home to buying a plane ticket. All I care about when I buy a plane ticket is getting from Point A to Point B when I want to, as cheaply as possible. And chunks of code are very good as sifting through data and finding me just that.

A home is something just a tad bit more personal than an airline ticket. People tend to want to see a house they plan on living in (yeah yeah, I've sold a few homes to investors sight unseen, but that's an exception). I have no idea exactly why, but people also want to go through their potential home and flush toilets, flip light switches and open kitchen drawers. It's hard to do that kind of stuff through a modem.

For the record, I do not have a "Zillow.com ROCKS!" sign on my car. Heck, I don't even have a Zillow t-shirt (though if I *did* have one, I'd wear it… *cough* *hint* *wink*). I only have two website related items displayed on my car…

Finally, I may indeed be full of hot air at times (I'm not about to link to all of those posts!). And I do find that as I age, I need to hold reading material further and further away. Why just the other night at our anniversary dinner, I told my lovely bride that I was concerned that my arms were soon not going to be long enough to allow me to read. None of this of course is the fault of Zillow. It just is what it is.

*I* won't be doing any of this as most of my Saturday will be consumed with getting some listings in Wittmann together, and Sunday will be monopolized with web work.

Maricopa County Home & Garden Show: April 27, 28 and 29 at the Arizona State Fairgrounds. Billed as the best that the Arizona market has to offer in building, remodeling, interior design and landscaping, it's very much Phoenix real estate-ish and home owning centered. Tons of exhibitors, and it will be *jammed packed* with people. Here is a photo gallery from a previous show. There is also a poorly done website with more details.

Admission is $5.00, ages 3-12 are $2.00, ages 2 and under are free. If you park at the Arizona State Fairgrounds, it will cost $6 per vehicle. 

4th Annual McDowell Mountain Music Festival:  Gates open on Friday, April 27th at Noon with music starting at 1:30PM. Gates open on Saturday, April 28th at 10AM with music starting at 11AM. The Arizona Diamondbacks are taking on the San Francisco Giants on both Saturday (6:40pm) and Sunday (1:40pm). Location, Chase Field naturally (it's still the BOB to me…). Tickets are available. If you can get "Club Box" tickets, they are very cool. They have waitstaff that will take your order and hand deliver your $8 beer right to your seat. The roof will be open for both games. I'm sure the swimming pool seats are long gone ($6,500 for up to 35 people. New this year is a $750 food and beverage credit).

Highs in the low 90's and lows in the 70's all weekend long! Whatever you chose to do, enjoy the weekend!
