I&#039;ll never take on a new buyer and show them homes before I go over this process in detail.  I have lost buyers (many years ago) to exactly what you wrote about, so I&#039;ve learned from my mistakes and make sure that if anyone is working with me, they understand that I arrange and show the homes they are interested in.  It&#039;s a crazy world out there, and there are desperate agents who won&#039;t hesitate to show your clients homes and take credit for it....its our job to take the time with each of our clients and explain the process to them....we can&#039;t assume they know, just because it is second nature to us!  thx for sharing...</description>

		<description>Thanks for the post. It has been a long time rumor that in Alberta Canada, we will no longer be able to represent both sides. There have just been too many conflicts and law suits over a Realtor representing both the buyer and seller in a real estate transaction. In the past years they have made up a bunch of new forms that basically allows us to represent the buyer, but it also puts them into a &quot;customer&quot; status instead of a client status. So now the agent can represent both sides, but a lawsuit from the buyer would likely crumble quickly. (or so we will see once the new forms have had their chances in the courts to determine) </description>
