I lived in Paradise Valley ten years ago. Somehow I think it would be a bit more difficult to buy a house there now--at least after reading this! I worked in the Cartwright School District--now there is a neighborhood you could not pay me enough to live in. I do miss some things about the Phoenix area, though. Specifically the IMAX and Camelback.

Mark -
As always, I appreciate your comments and your candor. The PC police (PC as in Political correctness) prevent me from giving my opinions on neighborhoods. I pressed the line with what I wrote about AJ and El Mirage. I can lose my real estate license if I tell people what I think are "good" and "bad" areas. (I know, it's stupid, but it's what I have to deal with. Blame the lawyers and certain parts of Congress.)

It's *extremely* frustrating. We get people all the time that say, "I want a nice neighborhood". We all know exactly what they are talking about. But rules being rules, all I can do is point them to crime stats and things like that and give them tours of an area. They have to formulate their own opinions.

The Fair Housing rules and regulations really tie our hands as to what we can say about an area. I'm all for the INTENT of the Fair Housing Act, but it's implementation leaves a lot to be desired.

I included the Baseline Corridor because it is more affordable. I have to leave it at this.. there are reasons it's more affordable than other areas. Living there is not for everyone. But then again, living in Paradise Valley isn't for everyone either. (Hell, even if I could afford it, I wouldn't live there. I don't think I'd fit in with my neighbors. I'm not a PV kinda guy.) Anyone considering living anywhere needs to look at EVERYTHING that may impact their quality of life. And I'll certainly help any client of ours find everything they can about an area. I just gotta be careful how I do that...

The Baseline Corridor may be perfect for someone, ditto for Paradise Valley, AJ, Maricopa, wherever. My job as a real estate agent is to help someone find the perfect house for them. Not me, not my pals, them.

Oh, and for anyone reading this, just becasue I wouldn't live in Paradise Valley doesn't mean you shouldn't. I'll be happy to sell anyone a home in Paradise Valley! (or anywhere else in case someone reading this is thinking about reporting me to the Real Estate Commission for "steering"...)

You sound sincere but I have to call your ass on the carpet over the "Baseline Corridor".

The harsh fact is, yes: it's more affordable. But having built a new home there 2 1/2 years ago I would not recommend living there. I built, I saw, I ran like hell. Way too close to the bad--indeed the worst--part of Phoenix. That you can't escape. I lived there for one full year and forget it. No way you'd live there given a chance. I ran all the way to Pinal County with my guns in tow pointing North.

Nothing, and I mean nothing, is worth living in fear and that's what it's like in South Phoenix (no matter what you call it).

1516 East Constance Way for the record.

That is great information in regards to
finding affordable homes. It is much more
affordable here than anywhere in Ca. Those
folks have a 14% affordablity chance. Some
areas haved increase so much that only 6% of
the population can afford a very small home.
Most rent and will have to rent for a very
long time. So there is still hope here!
