Golf Course Real Estate — Things to Consider

Phoenix has about a half a bazillion golf courses. (OK, over 200. But that’s still a lot of golf courses.)

We get inquiries about golf course properties on a regular basis. At this moment, there are 1,810 homes listed for sale on golf course lots and 6,121 listed in “golf course subdivisions” in the Phoenix area MLS. (Note: sometimes the definition of “golf course subdivision” is stretched considerably…)

There are many things that make owning a home on a golf course or in a golf course subdivision special and unique. Many people won’t live anywhere else. Many have no desire to put up with beeping carts, screams of “FORE!” or having a Titleist shattering the kitchen window. (Having been on the launching end of a wayward window shattering drive, trust me, it happens.)

I lived on one golf course community in Las Vegas. My dwelling was about 50 yards behind the green of a particular hole. Never had a problem.

However, if I was to choose to live in another such community… you know the lots that right up against the fairway?? I’d buy right across the street from that lot. Having hackers in my backyard all day long does nothing for me.

Todd (and others) -

Just don’t buy property on the right side of the fairway 170ish yards from the tee box on any course I might play and you’ll be fine. But if you do, be sure to get a pool. I tend to find ANY body of water on or around a golf course. Better for me to clog up your pool filter as opposed to smashing a double-pane window (those things are expensive).

I love to play, rarely find the time, and am horrific.
