Maricopa County: Suburbia and Sprawl

The US Census Bureau released figures today showing our very own Maricopa County leads the nation in population growth since 2000.

This should not be all that surprising to anyone who drives our freeways or sees the subdivisions multiplying like bunny rabbits.

Almost 700,000 new residents moved here in the last six years. Maricopa county is now the fourth most populous county in the nation, sporting over four million residents (with the Phoenix metro area making up the bulk of that). According to departing Census Bureau Director Louis Kincannon, nearly 3 million residents have been added to Maricopa County since 1970.

Pinal County (Maricopa's next door neighbor) is in the Top 10 list of fastest growing counties.

Not surprisingly, several counties in the area impacted by Hurricane Katrina led the list of counties with the largest population decline. Others in this group were Wayne County in Michigan (Detroit / Dearborn) and Cook County in Illinois (Chicago).

The bunny rabbit link was an excellent touch. Have government leaders kept pace with the influx? We had a few wrinkles with the rapid growth in our area. I’d say they have redeemed themselves in recent months.

Stacey - thanks. I like to link to sometimes seemingly unrealted things like that. Provides a nice diversion over the typical links to news, other RE blogs, etc.

The gov’t lenders have done OK keeping pace. Biggest problem for them was the explosion a couple of years ago in our home values (50%ish AVERAGE increase in one year) drove a LOT of homes past the max loan limits for a lot of programs. The fed just couldn’t change the limits fast enough…
