Nice to see a bit of good news (for once) in the mainstream press about real estate in Gilbert…
A couple of days ago, the Arizona Republic ran an article, Gilbert new-home construction picked up in 2011.
Some of the highlights:
1,545 single-family construction permits were issued in Gilbert in 2011. That’s up 46% from 1,060 in 2010, and the highest since 2007.
Gilbert’s new home construction permits outpaced Phoenix, which issued 956 permits in 2011.
The majority of new homes being built in Gilbert are south of the 202.
Gilbert is about two-thirds built out. Town officials expect the population in Gilbert to reach about 330,000 by 2030. (To put that growth in perspective, there were about 80,000 people living in Gilbert when I moved here in 1998. The 2010 Census put Gilbert’s population at 208,453).
According to the Republic:
The resurgence in home construction isn’t showing signs of cooling off in 2012, as major homebuilders continue to unveil plans for new communities of various sizes.
Meritage Homes is moving forward with plans for new subdivisions near Val Vista Drive and Germann Road and Lindsay and Williams Field roads. K. Hovnanian Homes recently unveiled plans for new homes at Val Vista Drive and Queen Creek Road.
Also, a report referenced in the article from Town Manager Patrick Banger says that over the next two decades, “Gilbert officials expect to add 12 town-owned buildings, 600 employees and nearly 50 million square feet of business space.”
Generally speaking, growth is good. The Town will need to keep an eye on infrastructure and services though in order to keep up with the growth. They’ve done a pretty good job of that so far. Well, as long as you avoid the intersection of Higley and Baseline…
