Phoenix Real Estate Guy Does Podcasting

Podcasting. I been invited to participate on several, and it’s always a blast. But I’ve never been on the production side of it. Always the podcastee, never the podcastor.

There are really two reasons for that. One, I don’t know diddly squat about producing a podcast. And honestly, up until a short time ago, I didn’t really see the point.

Recently though, I’ve found myself listening to more and more podcasts. They allow me to do two things at once as I can listen while I read, write, drive or ponder the meaning of life.

I don’t really see much use of podcasting in the real estate space. Those that tend to teach and train seem to use them well. Agents and brokers, not-so-much. Maybe that’s because there isn’t really an application for them on a “traditional” real estate blog.

But maybe there is….

And there is really only one way to find out.

So I’ve been poking around, looking for how to do this podcasting thing. Seems the logical first step is to find a way to record audio. Enter Audacity. Open Source (and you know I love free software) and apparently very powerful audio capture and editing software.  I haven’t even touched the capability of this thing yet, but I was able to record a very short audio file and even lay some Jimmy Buffet on a background track.

Next steps are figuring out how to record a conversation with two (or more) people. I’m thinking Skype would work? Who knows. Obviously there are ways. I don’t have to go far to learn more. Phoenix is home to a lot of really bright, progressive podcast types. Just last week I met Evo Terra who wrote the book on podcasting. I mean literally wrote the book. Evo and his wife Shelia Dee are part of the gang organizing PodCampAZ and are terrific people, even if they are Sooner fans. (Hey, how ’bout those Longhorns!)

So here folks, is the first “podcast” on Phoenix Real Estate Guy. It’ll get better, trust me. The tech skills will come. Now I just need to figure out the best way to apply this to the real estate space. I have ideas. . .

Since a portion of the business plan for my new brokerage involves pretty much sitting back and copying things that you and my other favorite blogger/brokers are doing, I'd better get going on the podcasts.

I've had Audicity on my laptop for 2 years now and have yet to record my first podcast. What are you doing to capture your voice?

I poked around Audacity a while back and making audio files, but it was hard to get into. I'm not much into "note to self" type recording your own voice thing. But I think interviewing someone or recording some interesting conversations would be a way to go. Check out Wiggly Wigglers - a UK company which sells Compost Worm Boxes - she has a great podcast. Now if you can do that for worms. I'm sure you can do it for Real Estate. You just have to enjoy it I think!

As I'm still chief pimp-o-matic for CRT (for at least another few weeks) I feel that I would be remiss if I didn't point out that Evo will be speaking at NAR's annual convention in a few weeks. I'm really excited to have such an authority speaking at one of the CRT sessions. I also have a little fan-boy excitement going since I've listened to him for years. Jay, I'll have to add you podcast to my phone. I'm looking forward to listening to it. I give you credit for doing something I've been thinking about for 2 years or so. I just haven't made the time nor found a topic I could talk about weekly without boring myself, much less others.

It is great to see everybody taking advantage of the new technologies! Eventually we will be able to pick and choose any and all of the media we are exposed to. Notwithstanding, it may mean everybody will only be preaching to the choir, and not have as much exposure to new ideas, however ridiculous...

I'm with Evo - Audacity, Skype and Pamela are great - these are what the internet markets use so they must be good.

That's the trouble with video, its not as forgiving as the phone when you are not at your best!

@Evo - But you *did* just help a Longhorn! Thanks for the sites and info. Audacity is wicked cool. Buffett is wicked cool too, but as one whose had my own content ripped off on multiple occasions, and who knows better, I should have looked harder for something "podsafe".

Smart of you using Audacity. It's a great open source application that many, many podcasters use. Garage Band is the other, but I'm a fan of Audacity.

Less smart of you using licensed music. Sure, it's only a test. But the RIAA is rather sue-happy. Check out Magnatune for a pile of "podsafe" musicians who are happy to let you use their music in your show, provided you give them credit and a few other easy rules to follow.

Getting others can be accomplished in several ways. You can use the Gangplank Studio podcast room if you want to do face-to-face. You can install Skype and then capture the audio with Audio Hijack Pro or Pamela. Or do a "double-ender" where both of you record. You can use Blog Talk Radio. You can use free conference call software. You can use Talk Shoe... lots of ways!

But you can't come ask me. Nope. I'm done helping Longhorns. ;)

Have you considered breaking up your pricing or marketing presentation into 2-3 minute podcasts that you can use as long-term core reference points here? Maybe even do them in a Q&A format ...?
