Revisit: New Home Builders Sucking up to Realtors

Here is a post from March 2006. That was right when the builders turned from shunning agents to sucking up to them.

They're still sucking up…

Here are a couple of snips from the beginning and the end of the post. 

Six months ago, many (most) new home builders were slicing commissions paid to Realtors representing buyers. Why? Simple. They didn’t need Realtors to bring them buyers. As reported in this blog and ThompsonsRealty.com, the builders had ridiculous waiting lists—people were clamoring for lots to build homes on. Builders weren’t selling to “investors”, they weren’t paying real estate agents (many cut the commissions to ZERO). They had plenty—too many—buyers for new homes.

Sometimes I just wish they’d all pack up their pretty model homes and just drive away to the next market they decide to whack.  Laugh at me when I bring you a buyer six months ago and now you’re going to kiss my ass to bring them to you?  Gimme a break!

 

It's interesting to see how little has changed in the last year and a half. Yet they continue to build new homes at a blistering rate…

We always appreciate your comments! Phoenix Real Estate Guy uses two commenting systems, Facebook and LiveFyre. LiveFyre is the most robust system (and easy to use!). This current market crunch is actually working in our favor. Sellers and builders are now going back to the full service realtors and willing to pay for the service it takes to sell a house in this market. Also, builders are paying more in commission, so sales numbers might be down, but commissions are up.

Some of the builders were starting to give us a hard time too, now they are throwing open house parties in our "honor"! So funny, they never learn.

Jay - I still receive email from builders in Az. I remember when they wouldn't cooperate with Realtors, now they are begging. Let em beg! Builders in Indy are different, they reduce the price. What a concept!

It is essential for Builders and property developers to get on board with Realtors, I personally use the Realtors website on a regular basis looking at property and often see new builds. Their must be thousands of people see the same houses. It seems it would be silly not to use this marketing service.

I think that it is essential for the builders to get on board with the Realtors, They technically act as a broker for homes. I constantly look at property through realtor websites (new and renovations) and come across homes in their databases.

This current market crunch is actually working in our favor. Sellers and builders are now going back to the full service realtors and willing to pay for the service it takes to sell a house in this market. Also, builders are paying more in commission, so sales numbers might be down, but commissions are up.

We see this in the rental market too. Nobody wants to pay an extra fee when they think they can do it without you. In business when companies cut spending, the first to go is marketing. The opposite should be the case, in tough times and good, spend on marketing and give to agents that bring you business.

I am glad to hear that the home builders are getting back on board with the agents. Hopefully when the builders numbers are back up they will remember who helped then through the tough times.

In all businesses this happens and am happy for you that it is pay back time.
