Welcome to the second edition of “The Streets of Phoenix”. Today we spotlight Agritopia, a unique development located in Gilbert, AZ.
Agritopia consists of approximately 470 homes built around a working urban farm. Homes are not your typical Phoenix suburbia homes of earth-tone stucco and tile roofs. Many have basements (unusual in the Phoenix area) and multiple floor plans that include front porches and side or rear entry garages make Agritopia a different and interesting place to own a home.
Agritopia, with 13 homes currently listed for sale and 22 homes sold in the last six months is one of the few subdivisions in Phoenix that can lay claim to being a “Seller’s market”. Home values are in the $220 – $440K range.
This is our second video in this series and my cinematography skills still leave much to be desired. Camera shake is an obvious problem when shooting video while driving a bouncy Jeep Wrangler. (Not to mention shooting video while driving a car really isn’t a very intelligent thing to do). If you can handle the “Blair Witch” effect however, you can get a reasonable idea of what Agritopia has to offer.

Very nice- this is one of my favorite neighborhoods-and yet to take the hounds to Cosmos’s- I am sure they would have a blast.

Very nice. Agritopia is very unique. The first time my wife and I drove through it we were half loving it and half concerned it may be a cult - if that makes sense. Everything seemed so perfect and nice that it surely meant something was wrong …

Thanks for sharing your idea of how to change our views of hosting an open house. If you live in or target a neighborhood that has several homes for sale you could ask a lender or warrenty company to market a neighborhood open house to drive traffic in the neighborhood on a particular day and set time each month. Also, I put door hangers or home info cards on at least a 100 homes surrounding the target home. Don’t forget to bring your laptop and have your website open so they can sign on (if they are not with another agent) to view other homes in the area to look at. With just that, you have their info right there in your lead manager! There are so many different ways to increase traffic…keep the ideas coming!
I remember when Agritopia first opened, we met with the builders and other agents and were given tours along with the “dream” of the community.
To this day, I still think it’s neat that they wanted to force people to walk to their front door in order to be able to say “Hi!” to the neighbor. The layout of the zoning and distance to nearby stores was equally impressive.

Agritopia is my wife’s favorite neighborhood and it’s definitely unique (Morrison Ranch is another “different” community).
It doesn’t look like it from the street, but some of the two story town homes have pretty big backyards. I was impressed with my friends home when I took the tour. It looked like a 1600 square foot home but was actually around 3,000 (I think) square feet and it had a nice size backyard.

I have read about Agritopia a couple of times. It is an interesting concept and moreover a novel one.
The thing about Agritopia that captured my attention was how simple the life there was and also the quality of life there. The atmosphere there is also a perfect backdrop to it too. The streets lined with trees is a treat says my brother.
This is going to be one of the future ways realtors will be able to showcase neighborhoods online. I think your way ahead of the curve and keep up the great work.

@Jay - I havn’t seen the video format you had embedded in this post before. I was wondering who you used to host it and what video editing software you used? Also how much editing do you do when getting these videos ready?

I used a simple (and cheap) FlipCam and the “Movie Maker” software that comes bundled with Windows (at least Windows Vista). I shoot short segments, and then use Movie Maker to tie them together, build the titles and credits, add music and add transitions (fading and such between scenes). Many short clips get discarded, but there’s enough left to pull something together.
I hosted this one on WellcomeMat.com. It’s designed for real estate related videos and is free. I think the quality is much better than YouTube.

I think this is one concept and is something that can go a long way if given the right push.
I have heard that it is is very peaceful there and that sounds tempting.
I feel that this a perfect place for a family to live. I seem very interested in the properties in this area.
wow! it is a really good area to live in. With around 450 houses i think it will be a great locality. We can invest our money in this property and i think its cheap found it in the net.
