		<description>Mike - In a normal market with the property in good condition, listed at current market value - I would *not* recommend an offer of 90% of list price.  I've seen some sellers get upset about an offer at 95% of list price.</description>

		<description>I never really thought about the low ball offer annoying the seller. But that makes sense. One could argue that ANY offer is a starting point. But your point about the sellers being emotionally invested is a great one. Sometimes that emotional attachment probably makes it hard for sellers to see past the low offer.

My guess is no one offers full list price. So how low is too low? 50% of asking is probably unrealistic. But is 80%? (assuming the list price itself is realistic)</description>

		<description>Great post- again- I think all buyers should pay attention to "common negotiation mistake made by a buyer is to submit an unrealistically low offer with the expectation that the seller will counter the offer somewhere between the list price and the offer price"  Sellers may and do take great offense to low offers and get mad and refuse to counter.  If a home is priced "to Sell" buyers should acknowledge that, and make a fair offer and not low ball.</description>
