The difference in any transaction can be the loan officer. Good or bad. Choose wisely or risk losing your deal as a real estate agent. A good agent should over-communicate. Under-promise and over-deliver. Never tell you "yes" when they should be saying "no". I myself have had to deal with some pretty bad loan oficers who just don't get it that their approval can make or break a deal.
