Whispering Ranch Land: Sales and Prices

Whispering Ranch, Arizona is located approximately 20 miles northwest of Surprise, AZ. It is beautiful high Sonoran desert terrain. Rugged and accessible only via a high-profile four-wheel drive vehicle in some places, it is home to some of the least expensive land parcels near Phoenix. Many people feel it is only a matter of time until it is developed.

Sales and prices in Whispering ranch were flat until 2005, when along with the Phoenix residential real estate market, sales and prices exploded in Whispering Ranch. While sales have cooled markedly since mid 2006, prices have not taken a corresponding drop. 

 

There are currently 147 land parcels listed in Whispering Ranch. The vast majority are 4.1 - 5.0 acres, with the majority being zoned R-190 (one residence per four acres).

Personally I think it would be a shame if this area were paved over with tract homes. With the R190 zoning and the cost of routing infrastructure, I don't think it will get to that point. But given its proximity to Phoenix, it is probably only a matter of time before some development takes place. And when it does, watch what happens to the land values…

I heard your voice loud and clear…this is land that is open and free. Although they say progress must occur, it sometimes is hard to swallow. There are areas around the Sacramento area that are wide open and undeveloped and I feel the same way. Like you said, “it’s a matter of time.”

I live in Whispering Ranch and it is natually beautiful here. The day when some asshole developer starts putting track homes in will be a sad day.

I’d really like to see this place as a new start of Green technologies, solar, Earthships, etc. The APS power lines coming in to the south have already started the “Ugies” Fortunately I live deep enough into the land to be left alone for a while. I use solar energy and it works great. Why man has to pollute the air is beyond me. All the energy we could ever need can be harvested from the sun.

I can’t even begin to discribe the feeling of being independent from utility companies other than to say it is empowering.
